According to the grounded theory, taking the residents of the old residential quarters as the research object, In-depth interviews with the residents are conducted and influences of the residents’ subjectivity in the old residential quarters with the policies, regulations, property management and housing characteristics as the core are established. Based on the questionnaire survey of 547 residents in 36 communities in 6 cities of Shaanxi Province, and using the multivariate Logit model and SPSS for data analysis, to find the key influencing factors of residents’ well-being. The results show the following points: First, residential management and supporting services have a significant effect on the improvement of residents’ well-being, with each additional unit, the well-being of residents will rise by 1.83 times and 1.20 times, respectively. Secondly, building standards and building area have a significant effect on the improvement of residents’ well-being, for every additional unit, the well-being of residents is 1.48 times and 1.12 times, respectively. Thirdly, real estate transactions, property rights management and individual characteristics have negligible effect on residents’ well-being. These results provide a good reference for the government to formulate old residential quarters management policies.
