Abstract Urban renewal in China is having a comprehensive social impact that will almost certainly change residents' social capital and residential satisfaction. However, there are few studies on the relationship between the dynamics of social capital amid urban renewal (DSCUR) and the dynamics of residential satisfaction (DRS). This paper, therefore, evaluates the relationship between DSCUR and DRS in urban renewal areas in the center of Chongqing, China. The DSCUR and DRS are measured by residents' subjective perceived change. Six urban renewal projects in different stages were selected and a questionnaire survey that attracted 1086 respondents was conducted between December 1st, 2018, and April 1st, 2019. Results from partial least squares-structural equation modeling of the collected data show that all but one of the study's hypotheses are supported; the exception is a new variable developed by the paper's author referred to as ‘dynamics of eviction and gentrification’. The study found that DSCUR is positively correlated with DRS and that the dynamics of social connectedness, the dynamics of social trust, and the dynamics of reciprocity contribute most to DSCUR.
